Real Estate Investment in Asunción: Don't Buy an Apartment, Choose Your Tenant

What is the best apartment to buy in Paraguay? The answer is not in the plans, but in the profile of who will pay the rent. Yulia Traidova, real estate advisor, explains how to blind and multiply your heritage in Asunción analyzing zones, typologies and the "invisible details" that every intelligent investor must know before signing.

Investing in real estate isn't just about buying square meters; it's a smart capital-building strategy to protect and grow your wealth. As a real estate advisor in Asunción, I’m always asked the same question: “What’s the best apartment to buy?”

My answer is always the same: It depends on who you want to rent it to.

For your investment to be successful, you must make the purchase with the tenant’s profile—the person who will pay the rent—as your sole focus. Here are the fundamental pillars for making a smart decision:

1. The Map of Asunción: Neighborhoods and Tenant Profiles
Before choosing a floor plan, choose your tenant. In the Asunción market, we distinguish three clear segments:

Premium and Corporate Areas (Ejes Sol and Mariscal): Ideal for executives or expats seeking convenience and proximity to the culinary hub. This is the area with the highest occupancy rate, reaching up to 80% in the best cases.

Residential Areas (Neighborhoods such as Los Laureles, Las Mercedes, Distrito Perseverancia, Herrera, or San Cristóbal): These attract senior professionals, resident foreigners, or diplomats seeking a high quality of life and an authentic atmosphere.

University Areas (San Lorenzo, MRA) or High-Growth Areas (Luque): Where affordability and immediate proximity to universities or strategic access to the capital are key.

Your choice of property type will depend on this:

Studio (One-Room Apartment): The most affordable and the first to sell out; ideal if you’re looking to maximize profitability.

1-Bedroom: The perfect balance between rental income and ease of resale.

2-Bedroom: The best option for protecting your long-term assets with tenants who stay longer.

2. The Furnishing Dilemma: Expense or Investment?
Once you’ve chosen the area, you must decide on your rental model:

Short-Term Rentals (Airbnb, Booking): These are more profitable but require an extra investment in decor, furniture, and ongoing management.

Traditional Rentals: If you’re looking for peace of mind, a one-year or longer lease allows you to hand over the apartment unfurnished. This represents a lower initial investment for you because the tenant already has their own furnishings.

3. The Parking Space: Investment or Necessary Expense?
There’s one area where some investors fall short: failing to assess whether the tenant’s profile actually requires one. For a family or executive tenant, no parking space means no rental. Understanding this before signing will ensure your property doesn’t sit vacant for months.

4. The “Invisible Amenities” (Post-Sale)
Please look beyond the price per square meter. Does the project include air conditioners or just pre-installation? Does it come with shower screens and mirrors, or just basic fixtures?

A project that comes fully equipped is usually more cost-effective for the investor, because you receive a unit ready to generate income from day one.
