Apartment prices in Asunción vary by neighborhood, construction stage and unit size. This guide explains the difference between buying pre-construction and completed, translates price per square meter into concrete amounts by unit type, and lists the neighborhoods with projects available today along with their real entry price.
It is the question almost every enquiry starts with: how much does an apartment in Asunción cost. The honest answer is that it depends on three things — the neighborhood, whether you buy pre-construction or completed, and the size of the unit — and that the gap between one extreme and the other is considerable.
Pre-construction is the price at which you reserve a unit while the building is going up, typically 12 to 36 months before handover. Completed is the market price of a unit that is ready to move into today.
The difference between the two is not arbitrary: buying pre-construction means taking on the build period and paying less in exchange. Historically in Asunción, pre-construction projects have ended up worth more at handover than at the time of reservation. That said, future appreciation is not guaranteed and depends on the project, the area and the economic context.
These are the neighborhoods with projects available today, with their real entry price and the area's price per square meter:
Price per square meter is useful for comparing, but nobody buys loose square meters. Translated into real units:
A studio or one-bedroom apartment (40 to 55 m²) ranges from USD 55,000 to 80,000 pre-construction in growth areas, and from USD 75,000 to 120,000 completed in prime areas.
A two-bedroom (65 to 80 m²) runs from USD 85,000 to 130,000 pre-construction in mid-range areas, and from USD 120,000 to 180,000 completed in premium areas.
Within a single area the range is still wide, and the reasons are usually these: floor level and orientation, building amenities, quality of finishes, whether parking and storage are included, and the payment plan. A project offering long interest-free developer financing may carry a higher list price than one requiring payment in full.
Two pieces of advice I always give. First: compare price per square meter, not total price — it is the only way to know whether something is expensive or cheap. Second: always ask for the full payment plan in writing, including the deposit, any lump-sum instalments and the monthly payments during construction. Two units with the same list price can demand very different financial efforts.
